Flood Zone Update
On November 4, 2015, updated Flood Insurance Rate Maps went into effect in Gilbert. These updated maps reflect the changes from the Chandler Gilbert Floodplain Delineation Study.
If your home is newly mapped into a special flood hazard area (SFHA), then you are eligible to purchase a “Newly Mapped” policy if you obtain coverage before November 4, 2016. There are advantages to purchasing your flood insurance before that date, because if you do not, you will be required to pay higher insurance rates.

If your home is being removed from the SFHA, then you will no longer be required to have flood insurance – and if you decide to keep flood insurance on your home, you will be eligible for reduced rates. Please contact your insurance agent directly for information on how to update your policy.
Flood Zone Basics for Gilbert Residents
Gilbert participates in the National Flood Insurance Program (NFIP) through the Department of Homeland Security's Federal Emergency Management Agency (FEMA). As a participant of the NFIP, the Town adopted Floodplain Management Ordinance 2454 and has established development requirements within the Land Development & Municipal Codes for projects within the Special Flood Hazard Areas (SFHA). These requirements keep properties from flooding and erosion hazards to a minimum as well as protecting the natural resources within flood prone areas. Also, as a participant in the NFIP, the Town of Gilbert is currently classified as a Class 8 municipality, which in turn, represents up to a 10% discount for property owners who are required or not required to purchase flood insurance.
New Gilbert residents are often surprised to learn that there are areas of the Town that are susceptible to flooding. In fact, Gilbert slopes from east to west, and in the event of heavy rainfall, water can accumulate in areas adjacent to railroad tracks and canal embankments. Although flooding is not common in Gilbert, all residents should be aware of this possibility and take some basic precautions.
During extreme flooding, protecting family first and property second should be the order of priorities. If possible, residents should turn off electricity and gas services to the home, then take shelter from the high winds, lightning, dust storms and heavy rain. Residents should exercise caution around washes and low-lying areas, which can quickly fill with water during a storm.Residents may also want to inquire about obtaining flood insurance, since flooding is not covered by standard property insurance. As a participating community in the National Flood Insurance Program (NFIP) all town residents are eligible to purchase flood insurance on a federally-backed mortgage. Also, the Town participates in the Community Rating System (CRS) program to obtain credits on implemented floodplain management procedures above the national minimum standards. The CRS establishes a classification for the participating community which translates to a percentage savings on flood insurance premiums. Flood insurance is available through the NFIP and most agents can provide current NFIP rates.
The Town and Flood Control District of Maricopa County have taken many measures to reduce the risk of flooding in the community. For example, Freestone and Crossroads parks serve a dual purpose as retention facilities to collect and hold flood waters. Also, the Eastern Maricopa Floodway helps to intercept flood water flows before the water can enter Gilbert.
