Across the United States, there are many examples of the rise and fall of great American cities. The Town of Gilbert has made a long term commitment to breaking the cycle of decline and focusing on creating the City of the Future. As such, Gilbert is taking a proactive approach to examining the Northwest Growth Area, its oldest and densest employment corridor, for redevelopment opportunities.
The Northwest Growth Area has a mix of industries with concentrations in high wage industries such as manufacturing, construction and wholesale trade. Many of the buildings within the Northwest Growth Area are industrial buildings with large setbacks and extensive landscape areas utilized for flood retention. While many of the buildings are still utilized as their intended industrial use, over the years there has been a trend for these buildings to serve as office space.
Gilbert desires to create a community where the market wants to invest. While the area has not seen a significant decline, there are businesses that have left the Growth Area to relocate to other areas of Gilbert. Additionally, small infill sites that continue to sit vacant, absentee owners and aging infrastructure indicate a need to examine the area and develop a plan of action to ensure that it remains a vibrant and vital area for business and industry.
The Northwest Growth Area is located south of the US 60 from Baseline Road to just south of Elliot Road and extends from Arizona Avenue to Cooper Road.

During the Council Retreat in October 2018, the Office of Economic Development presented Findings of Fact from the Northwest Growth Area and asked the Council if there was a desire to make it an area of focus. Council determined that, in keeping in line with the City of the Future Initiative, a focused redevelopment effort for this area should be completed. As such, creation of a Specific Area Plan for the Northwest Growth Area is identified as a Town-wide Wildly Important Goal for FY20.
