Step 1: Obtain a Transaction Privilege Tax (TPT) license from the Arizona Department of Revenue (ADOR)

• A valid TPT license is required to rent your property in Gilbert. Each property address should be listed on your license. Your TPT license number will be required to register your property with GovOS.

Step 2: Complete Maricopa County Assessor’s Office registration

• Each rental property must be registered with Maricopa County Assessor’s Office. Proof of this requirement will be required to register your property with GovOS.
• If the property is your primary residence and you only rent specific portions of it (one bedroom, a casita, etc.) you are not required to register with Maricopa County but are still required to upload proof of ownership at the time of application.

Step 3: Complete Neighbor Notification

• Before using your property as a short-term rental, you must notify all single-family residential properties adjacent to, directly and diagonally across the street from your property. In a multi-family residential building, you must notify all units on the same building floor.
• Easy-to-use postcards have been created and are available for pick-up at 50 E Civic Center Drive at the front desk.
• You can also print and mail your own letters using this template.

• After successful completion of Steps 1-3, you will register your property with GovOS. 
• Please use the Account Number and Activation Code sent to you from GovOS to link your property with your GovOS account.
• If you did not receive an account number or activation code, please email ShortTermRentals@gilbertaz.gov or call (888) 751-1911 to receive your account information.

Tips for Short-Term Rental Owners

• Print off our Good Neighbor Guide to provide to your renters along with any HOA or community specific guidelines.
• Be sure to update your Short-Term Rental license in GovOS if any contact information changes & notify your neighbors using the Neighbor Notification template within 10 days.

Information for Neighbors 

If you live adjacent to, directly or diagonally across the street from a short-term rental property, you should be notified via mail with the emergency contact information for that property.

If you have not been notified of an adjacent property operating as a short-term rental, please contact ShortTermRentals@GilbertAZ.Gov.
